1. So I have the DHCP set to update DNS.
2. I have a network admin user/pass entered as credentials in DHCP (last tab from 1 above)
3. the server is a member of DnsUpdateProxy
4. No event log errors anywhere.
5. Client PC's are getting the correct DNS suffix.
5. No errors is the event log of client machines.
No DNS records are being created when a DHCP lease is given. How do I fix this please its driving me crazy.
edit here is the fail from the dhcp log:

Weird problem on a SBS 2011 (server 2008) box
1. I have the DHCP set to update DNS when a lease is given (right click IPV4 in DNS snap it and tick boxes, credentials are set).
2. DNS is updated FINE for iphones and Ipads.
3. ALL windows clients do not update that included xp pro SP3 and Win7 pro machines.
4. I have check the client machines and they are receiving the DNS suffix fine.
I have looked through the forum and I get nowhere as the server has all the correct settings it's just not working.
Any help appreciated.

thanks but again no use.
I am also using server 2008 (sbs2011).
What I am looking for is how to specifically fix 'DNS Update Failed' that is generated in the dhcp log. I've looked at the first two pages of google where all the links like the 2 you provided are listed and they are of no help at all.
thanks

Just in case anyone reads this later the above is NOT an answer. Way too many threads here with wrong answers.
To post answers on the server forum you should really know SBS2011 is RUNNING ON SERVER 2008.
So there you go unanswered, so if anyone can help that doesn't invlolve copy and pasting irrelevant links to other sites then I'd be grateful.

ok more weirdness. I tried deleting all DHCP leases and assosicated DNS leaving only the server records. Then I DID get some DNS records created BUT the laptop im using to test (win xp pro SP3 named test with an ip 192.168.0.11) gets a dhcp lease, it updated the reverse dns entry but NOT the forward entry ????
Here is the snip from the dhcp log

tried de-authorise/authorise DHCP?
Next thing would be 'IPConfig /all' from both server and workstation. Is DHCP actually trying to update AD DNS, or is it maybe trying something else.
You might also check the client PC, Network Properties. Is it trying to update DNS? if so, turn it off (as a test), to see what impact it has. The thing that may cause something along these lines is cached credentials on the box, or time skew and kerberos errors. If the two processes are attempting update at the same time, and the workstation is erroring, this _may_ be causing the server error.

I don't want to sound ungrateful but if you read the log then you will see DHCP is trying to update DNS it is the DHCP log after all. Also I'm pretty sure you cannot 'turn off register dns on client pc' as its a function of the DHCP SERVER not the client pc ???
Cached credentials, DHCP ????????????
Still looking for some real DHCP error 31 troubleshooting and diagnosis advice, although I'm not expecting much as I've found zilch by googling a lot of people with the problem but no answers. Guess it will have to be a call to MS on Wednesday.
Doesn't MS monitor these forums ? After all its a paid service via technet ?

Hi maximus99,
Thanks for posting here.
Is this an active directory environment ? and are the test client and DHCP/DNS server domain joined and authorized ? if so what is the dynamic updates settings on DNS server ? if we are set to “secure only” then could we modify that to “Nonsecure and secure” and see how is going?
And you mentioned that we’ve assigned an account for dynamic update . Is this account domain administrator ? and can we confirm the password ?
Meanwhile, what if we manually register record form DHCP client by command “ipconfig /registerdns”? will record be registered ? if not what error will we got form client ?

Yes, DHCP is trying to update _some_ DNS server, which one? Misconfiguration of DHCP may cause it to be updating other than AD DNS.
If you look at the DNS tab of the 'advanced' properties on IPv4 on any recent (and it goes back a LONG way) Windows OS you will see that there is an option 'register this connection in DNS'.
Yes, cached creds is a long shot. A time skew causing kerberos failure that disqualifies the whole network connection is more likely. You'd be surprised at the wierd things I've seen though.
MVPs do not work for MS, we do this of our own volition. Yes, the forum is monitored by MS. No, there is no 'guaranteed response' from MS (you need to swap on over to the partner forums for that).

Is this an active directory environment ?
yes
and are the test client and DHCP/DNS server domain joined and authorized ?
No they are standalone workgroup machines.
if so what is the dynamic updates settings on DNS server ?
All ticked, second radio button option.
if we are set to “secure only” then could we modify that to “Nonsecure and secure” and see how is going?
already Nonsecure and Secure
And you mentioned that we’ve assigned an account for dynamic update . Is this account domain administrator ? and can we confirm the password ?
No, but tried both made no differnece
Meanwhile, what if we manually register record form DHCP client by command “ipconfig /registerdns”? will record be registered ?
Tried and doesnt make any difference. The fault is with the server not the clients.
if not what error will we got form client ?
No errors

BTW: Now that you have bothered to mention it as 'DHCP error 31', I see that there is discussion and resolution relating to:
Improper IPConfig.
Kerberos Errors.
Improperly configured reverse DNS.
and attempts to update DNS outside the AD.

Perhaps you should learn to read a little, from my first post:
" here is the fail from the dhcp log:"
Improper IPConfig - huh ?
Kerberos Errors. - None in any logs as I already mentioned.
Improperly configured reverse DNS. - reverse DNS IS WORKING as I already mentioned
and attempts to update DNS outside the AD - huh ?
thanks for your effort though.

YAHOO I FIXED IT!
Now for Microsoft to go fix the bug in DHCP server that causes it. The fault being server 2008 DHCP DOES NOT send out primary suffix only 'search suffix' via option 15.
So if you look at my client IPconfig you can see dns suffix is blank due to massive design error in DHCP server.
To fix it you have to hack the registry PROVIDING it is a domain PC (kb 294785)otherwise you are screwed and have to physically touch every pc. The setting is located in the computer name tab > more settings > dns suffix.
How the hell have MS not fixed this ?
Anyway thanks for the help and hopefully MS will fix this galring bug.
for search engines: dhcp error 31 fix the only real one you will find if your googling!

It's funny, ya know.
If I look at my SBS DHCP option 15 is already set.
Makes me question whether the standard SBS wizards have been run to configure the server.
You might additionally want to download the BPA (if you have BPA 1.0 or 1.1 remove it, install 1.2), www.sbsbpa.com

The point is option 15 is irrelevant and doesnt fix DHCP error 31!
Also the BPA came back clean.
Its a bug in DHCP server that needs addressing.
